Market comparisons

Existing market snapshots are attributed to Zillow Research. Each row shows its geography and source period. The underlying input series and property-type alignment have not been independently revalidated in this view. These are dated snapshots, not live listings or current property valuations. City and metro measures cover different areas.

Gross yield = monthly asking-rent benchmark × 12 ÷ typical home value. It excludes every operating expense and financing cost. Historical annual value change is not a forecast.

Fort Lauderdale neighborhood pilot

Compare neighborhoods using current single-family parcel records, up to five recorded sales per parcel, and official association boundaries. Two adjacent 365-day sale windows are compared. Each median requires at least 10 screened warranty-deed transactions: recorded price at least $100,000, current adjusted building area at least 400 sq ft, and $50–$5,000 per adjusted sq ft. Duplicate transactions and detected multi-parcel documents within the extract are excluded. These screens do not certify arm’s-length sales.

Prices and price changes are descriptive samples, not current asking prices, repeat-sales appreciation, neighborhood rent estimates or expected returns. Current property use and size can differ from their condition at sale. The default order is lowest recorded median price; alternative orders show planning-record counts or historical median changes. Price rankings are withheld when the capture is over 30 days old. Boundaries may overlap and maps simplify their outlines for display; original geometry is used for joins. Planning records are spatially linked, and different records can describe the same project. The source windows and exclusions appear on the comparison page. Captures are refreshed manually; no automated refresh is claimed.

Municipal research

Live category requests query a fixed municipal endpoint and return a bounded sample of up to 100 records. Requests may be cached for 15 minutes, with up to 5 minutes of stale data while refreshing. A retrieval timestamp is not a record update date. Unsupported feeds and source failures are labeled separately from zero returned records.

Fort Lauderdale underbuilt screening compares recorded adjusted building area with lot area. It does not calculate legal development rights. New York screening compares built FAR with source-reported residential FAR; lot area × residential FAR is theoretical and excludes parcel-specific constraints and approvals.

Code complaints are not necessarily confirmed violations. Recertification, rezoning and permit records may be incomplete, resolved or changed. No record establishes seller motivation, listing availability or profit.

Maps and neighborhoods

Market markers use approximate city centers, not metro boundaries. Property markers use source-provided locations; they are not surveyed parcel boundaries. Neighborhood summaries count named neighborhoods in the returned sample only. They do not rank neighborhood investment performance.

Deal calculator

All inputs are editable assumptions. The starting example is illustrative. Effective monthly rent = rent × (1 − vacancy rate). Monthly operating costs include annual taxes and insurance divided by 12, HOA, maintenance and management applied to effective rent. Net operating income excludes financing. Monthly cash flow subtracts principal-and-interest debt service from net operating income.

Initial cash = down payment + closing costs + initial repairs. Cap rate = annual net operating income ÷ purchase price. Cash-on-cash return = annual cash flow ÷ initial cash, when initial cash is positive. Selected-period cash flow = monthly cash flow × months. These figures exclude appreciation, resale proceeds, income taxes and changing costs. Downside and upside cases adjust rent by −10% and +10%; the downside case also increases vacancy by 5 percentage points (capped at 100%); they are sensitivities, not forecasts.

Rental evidence and property deal comparison

The Fort Lauderdale rental analysis requires at least three distinct comparables in one rent category, observed within 30 days and listed or signed within 90 days. They must match property type and bedrooms, be within 0.5 bathrooms and 20% interior area, within one mile and the same neighborhood, with comparable long-term unfurnished lease basis, condition and amenities. Duplicates, stale evidence and poor matches are excluded. User submissions remain unverified. Asking and signed rents are never pooled.

The supported descriptive range is the 25th–75th percentile, with the median as the base input. With insufficient evidence it is withheld. An explicit user rent assumption can be calculated separately and is labeled unsupported. No rental feed or signed-lease database is connected. HUD/Census area rents are not used as comparable leases.

The extended calculator requires every applicable cost; missing costs never become zero. Cash flow subtracts vacancy, operating expenses, financing and capital reserves. NOI and cap rate exclude debt and capital reserves. Initial cash includes the down payment, closing/loan costs, repairs and initial reserves. Break-even occupancy includes debt service and capital reserves. Downside/base/upside assumptions are visible and editable; appreciation remains excluded. Saved research and change checks

Signed-in users can save research and calculator assumptions privately. Following research stores the returned sample as a baseline. Select “Check changes” in Saved research to compare current records with it. Checks are manual; no scheduled monitoring or email alerts are enabled. Records missing from a later sample are not assumed resolved.
